Q Why do I need an Energy Performance Certificate (EPC) to sell my Home
A From August  1st  2007 all  4 Bedroom properties will require an EPC before they can be placed on the market.(Smaller Dwellings to follow at later date)   This is an EU Directive to the UK . The EU has to ensure that all members are complying with the problems associated with climate change and are working towards more efficient use of energy.
It is now mandatory. The EPC will form part of the Home Information Pack which from June 1st is a legal requirement for the sale of residential property in the UK.

Q What is an Energy Performance Certificate (EPC)
A An Energy Performance Certificate (EPC) is an objective report on the energy efficiency of a property.

Q Does an actual survey take place at my property
A Yes, an internal and external inspection of the property is carried out by a Domestic Energy Assessor or Home Inspector. Inspectors will:-
a.. Note the construction of your walls
b.. Measure roof insulation
c.. Confirm how many windows are double glazed
d.. Count number of open fireplaces
e.. Check make and model of boiler under EU,s SEDBUK regulations (seasonal efficiency of domestic boilers in the UK)
f.. Look for green devices (such as solar panels)
g.. Calculate the number of low -energy lightbulbs
h.. Confirm type of heating system used ie. Radiators, underfloor heating, electric etc.
i.. Categorise type of material used to insulate hot water cylinder
j.. Measure heat loss through roof
k.. Check for excessive window area in larger houses and take precise measurements of conservatories and extensions.
l.. Confirm how many 'habitable' rooms are heated.

Q What will the Certificate provide me with
A It will provide you with clear information on the energy performance of the property and cost effective means for improvement.

Q What legislation is there to ensure compliance
A Housing Act 2004 Part 5 HIPS
a.. When marketing residential property with vacant possession sellers or their agents must have a HIP and provide a copy upon request
b.. HIPS must contain an Energy Performance Certificate (EPC)
c.. Only Home Inspectors/Domestic Energy Assessors can carry out an EPC

Q What will the EPC not tell me
a.. The EPC is not a valuation on the property
b.. The EPC is not a Home Condition Report
c.. The EPC will not tell you what the fuel bills will be
d.. The EPC will not give advice on suppliers/installers who could undertake the work to improve the energy efficiency.

Q Who will be able to issue an Energy Performance Certificate (EPC)
A EPC,s can only be produced by accredited individuals. These individuals can be Licensed Home Inspectors or Domestic Energy Assessors that have the nationally recognised qualification and are members of an accreditation scheme.

A No, the recommendations are for your consideration or for the future owner to consider.
